As you climb out of Coniston on the road heading to Hawkshead, just above Monk Coniston lies 300 year old Hollin Bank. If you're coming to the Lake District primarily to enjoy the views, then you can't overlook this cottage. It has simply breathtaking views, looking south down along length of Coniston Water. You could quite easily just wallow in the view, and not do anything else, it is that astonishing.
However, as an added bonus, there's a lovely cottage to stay in too. Outside stairs lead down to the kitchen door. Inside there is a modern fitted kitchen with wooden floors and a table seating six. French windows lead out to the lawned garden and that view! There's twin bedroom on the same floor and a new shower room. Up past the old watercolours, leads to the landing complete with an old drying rack suspended from the ceiling. The living room is on this floor but there is a reason for this - you just need to look out of the windows to work it out. The furniture can't decide whether to be positioned in front of the wood burner or in front of the windows. Upstairs there are also twin and double bedrooms.
But it is the garden with its views that makes this cottage so irresistible. Dry stone walls surround the garden, keeping the local Herdwick sheep out. Tall pines shelter the woodpeckers you may hear and rhododendrons add seasonal colour. And at the bottom of the garden, there are table and chairs in arguably the best position of any such furniture in the area. Let's just hope the weather is kind and you get the chance to make the most of this cottage and its location.

At the southern tip of Coniston Water, where lake becomes river, you will find the charming hamlet of Water Yeat. Down a quiet lane is Water Yeat Farm. This collection of 300-year old buildings has been converted and refurbished into modern holiday accommodation, yet still retaining many of their original features.
Farmstead Cottage, is the original farmhouse, built in the 1660s. By staying here, you become part of that long history; your footsteps follow those of many generations of Cumbrian folk before you. A small iron gate leads up through a pretty cottage garden, enclosed by shrubs and hedges. An idyllic spot to sit and relax, looking over the Crake Valley towards Grizedale Forest opposite. An old wooden porch shelters an ancient and formidable studded door. This opens into the living room. Instantly you get an appreciation of times gone by - big old beams cross the ceiling, the massive old fireplace complete with seats within, the slate flagged floor, window seat. But there are mod cons too - a wood burning stove, comfy sofas, rugs, dining table for six. Check out the old photo of Farmstead by the kitchen entrance. The slate floor continues into the kitchen, but the units and equipment are all modern, and include a coffee maker and juicer. There's a light and bright laundry room too.
Some winding old stairs, first four stone steps and more wooden ones, leading up to an L-shaped landing (check out the big pig picture!). Watch out for low beams. The double bedroom has fell views. A studded door leads to a separate annex with a double or twin room, with views up to Coniston. With footpaths high and low on your doorstep, and the tranquility of Water Yeat, Farmstead lends itself to older families or friends holidaying and walking together.

Whitewashed Horseshoe Cottage is hidden away within the old farm complex, a haven of tranquility. A gravelled courtyard garden with barbecue and furniture provides views across the Crake Valley to the Grizedale fells beyond. The front door leads into a slate floored hallway, good for discarding muddy boots. Turn right to head into the living room. A log-burning stove is encircled by two cosy sofas, from which can be enjoyed views up to Coniston. The kitchen area has all mod cons needed and can be curtained off when not in use. Old Lakeland photos adorn the walls. Left from the hallway leads off to two bedrooms, both en suite.
Walks to the lake or into the fells are readily accessible from Horseshoe. Or perhaps you'd rather relax, soak up the views, and enjoy the peace and quiet of this charming countryside hideaway?

Within the quiet hamlet of Haws Bank just south of Coniston, Sunny Brae Cottage was built in the 19th century, on the site of The Penny Ale House used by the community of workers from Coniston Hall. These days, if you fancy a drink, you'll have to visit the local inn, The Ship, just up the road. And sadly the beer is no longer a penny!
There's an ornate porch that welcomes and leads you into the living room. Leather sofas surround the wood-burning stove and the big sash window looks over to the garden opposite. The large kitchen can easily accommodate five diners, and has all the mod cons you'll need. The window seat will provide a distraction and somewhere to sit and daydream - let the dishwasher do the washing up! A wide stairwell leads up, past a large sash window through which the sun pours, to the landing. Here a family up to five members can sleep comfortably, and each with their own en suite facilities. Even the single room has its own shower and would be ideal for any mopey teenager who needs their own space.
Outside across the quiet lane is a cottage garden. Enclosed, with mature planting, lawn and a decked area with barbecue, this is a beautiful secluded sanctuary, allowing guests somewhere to relax and enjoy the views of fells and mountains. Sunny Brae has also been officially recognized as Walker and Cycler friendly.
