Situated in Haws Bank, and with all the amenities of Coniston village close at hand, is the stunning Timley Knott.

From the outside this is the epitome of a quaint, picture perfect country cottage complete with a neat manicured lawn, gravelled drive and a delicately pretty clematis adorning the entrance way. The property, built on a bank is double storey at the front and expands to triple storey at the rear. This has provided the owners with some exciting internal and external features that make this house very different and full of surprises.

Offering flexibility and superb finish, Timley Knott is the perfect choice for families, friends, couples & outdoor enthusiasts alike. Enjoying the best of both worlds the cottage is a short, scenic walk by disused railway line into the village of Coniston but also offers immediate access onto footpaths and cycle trails leading to down the lake and up to the fells.

Ground floor
Entrance into bright and airy hallway. The open plan living area is striking in design and is full of charm, character and the latest mod cons. The sitting room is tastefully adorned with quirky personal pieces and artwork that reflect the owners' lives of travel, adventure and interest in the decorative arts. A wood burning stove, an abundance of cosy seating and soft lighting make this a wonderful place to relax and unwind. There's also a large curved smart TV, Blu Ray/DVD player & a selection of games and books to keep all members of your party entertained.

The dining area and kitchen occupies the rear of the house, again complete with personal touches and the latest mod cons that contrast with the beautiful original cooking range which is still in place. Well-appointed the kitchen benefits from a gas hob, electric oven, dishwasher, microwave oven, fridge-freezer & filtered water on tap.

The piece de resistance is the glass fronted Juliet balcony accessed through large double French doors in the dining area; bringing the outside in and offering wonderful views across to Coniston Water and the Grizedale hills beyond.

There's also a small cloakroom with W.C just off the hall.

First floor
Upstairs you will find two spacious, bright bedrooms and the house bathroom.

Bedroom 1 - twin single beds and views over the fields and fells, smart TV & en-suite shower room.

Bedroom 2 - king size bed, lake views & smart TV.

House bathroom with bath, shower over, basin, W.C and magnificent views.

Lower Ground floor
Accessed via the rear of the property is a large self-contained bedroom complete again with the latest mod cons including smart TV, en suite shower room, a small kitchenette area and a king sized bed.

This quirky room with its own private outdoor space makes the house perfect for those visiting with friends or relatives or teenage children. The small kitchenette has a sink, small fridge, kettle & toaster for convenience.

Bedroom 3 - (self-contained) - king sized bed, en-suite shower room, small kitchenette area, smart TV, French doors leading onto a decked terrace with furniture and garden view.

Please note: this bedroom is not suitable for young children without an adult as there is no direct access to it from within the house.

Outside
From the kitchen you enjoy immediate access to the cottage garden and separate heated utility room with all the facilities you will need to dry your boots and coats and to store all of your equipment after a day exploring the fells (washing machine, tumble dryer, radiator, extra fridge).

The covered side return provides dry access to the front drive and secure storage for bikes/kayaks with solid shackle points and a hosepipe for washing equipment down.

Directly outside the kitchen door you will find the first of two outdoor seating areas with a table and chairs for six and views to Coniston Water and the hills beyond. Tasteful glass panels shelter you while you dine or relax. An all-weather BBQ and a steamer chair are also on hand

The rear garden is made up of a small lawned area complete with shrubs and borders that finishes at a gently flowing beck. The garden is a haven for wildlife especially birds but also including the resident stone badger, don't be alarmed, it doesn't move.

To the front of the cottage there is a small lawned area and gravelled driveway.

Travelling with a dog?
We can offer free use of a 1 acre field in Coniston village, perfect for off the lead running, walking, training and playing. Use by arrangement only. Please contact the office for availability.

Local Activities
Coniston is an excellent centre for outdoor enthusiasts, with some superb climbing, walking, water sports, fishing and cycling to be had all year round.

For cycling enthusiasts there are some fantastic trails to be found in the area and the delights of Grizedale Forest are only a short ride away. For runners of all abilities the Lakeland Trail series visits Coniston yearly offering 5k, 10k, marathon and half marathon options. A favourite events amongst visitors and locals is the annual Coniston 14, 13.9 miles of scenic beauty as runners of all ages lap Coniston Water. For endurance athletes the Montane Lakeland 100 & Lakeland 50 events depart from Coniston each July and a whole host of water sports can be enjoyed down at the boating centre. Lastly for those who come to walk the area, no trip to Coniston would be complete without a climb up the Old Man of Coniston.

However for those who like to keep their feet firmly on the ground there's The Ruskin Museum, which depicts the fascinating history of the area including the famous water speed record attempt of Donald Campbell and on the eastern shores of the lake lies Brantwood the Victorian home of philosopher John Ruskin, where regular events and art courses are held. Should you just wish to relax during your time here then the tremendous landscape of cascading waterfalls, streams, lakes and mountains should help you switch off from modern life. Delights such as Tarn Hows and Grizedale Forest are nearby and prove to be ever popular with visitors of all ages.

We really enjoyed our family holiday. The cottage was fabulous, very well equipped! The cottage was clean upon our arrival. It is in a great location as you can walk into Coniston or walk to the lake or do fell walks all from the cottage without having to use a car. We were lucky with the weather so we were able to enjoy the lovely outside area of the cottage too.

Our trip was postponed from last year but well worth the wait!! 2 couples and 2 dogs had the best 4 days ever and didn’t want to leave. The property is spacious,immaculate and beautifully furnished and the owners have thought of EVERYTHING!! The most stunning places are easily accessible from Timley Knott and we didn’t have a single disappointing day. The whole trip including the lovely accommodation exceeded all our expectations! Facilities above and beyond what we expected. Kitchen has everything! You have thought of everything. Ourselves and our dogs have really enjoyed our time here. The beds are so comfortable.
