Perched high above the village of Coniston sits Lakeland View. A traditional Lakeland slate cottage.

From its prime positioning this deceptively spacious cottage enjoys magnificent open views over Coniston village, Coniston Water, the hills of Grizedale, the Yewdale Fells & beyond.

Lakeland View is a real 'home from home' and comfortably sleeps 6/8 (6 adults or party of 8 with children). Split over three floors and offering fantastic aspects this wonderful cottage is the perfect base for families, friends and outdoor enthusiasts.

The village of Coniston and all its amenities are just a few minutes' walk away (downhill), whilst footpaths to the surrounding fells can be accessed straight from the front door.

Lakeland View really does enjoy the very best of both worlds, in essence this is a charming cottage set in a quiet location and a great place from which to explore the lakes.

Ground floor
Entrance via rear entrance porch with secure coat, boot, outdoor gear storage, small wet room with shower & w.c. This leads into the fully enclosed back yard before entering the main house.

The back door you enter the cottage kitchen, a well-appointed room with fridge/freezer, washing machine, dishwasher, microwave, gas hob & double electric oven.

From the kitchen the large dining room can be found, with large table for 8 guests and log burning stove.

The cosy sitting room enjoys lake views, log fire, Freesat TV, DVD player, a selection of books, games & DVDs. (Recommended for up to 6 adults or party of 8 with children). From the sitting room guests can access a small paved seating area to the front of the house which offers superb lake views.

First floor
Bedroom 1 - king size bed and lake & village views.
Bedroom 2 - full sized bunk beds (recommended for children only due to head height restriction to bottom bunk).

House bathroom with bath, electric shower over, wash basin & w.c.

Second floor
Bedroom 3 - double bed and fantastic lake & village views.
Bedroom 4 - twin single beds with beamed ceiling (head height restriction to the side of one of the beds). Views to neighbouring fields.

Toilet with washbasin.

The cottage enjoys a large private garden accessed by slate steps to the side of the terrace.

Within the garden there is a picnic table & fire pit, perfect for al fresco dining and summer evenings. The garden enjoys fantastic views and offers several areas of privacy between its lawns, shrubs & mature trees.

For those who wish to bring bikes, there is a lockable covered storage space available to guests allowing secure storage.

Property Notes
Please note that the lane leading to Lakeland View is steep & narrow. Due to the nature of the original single track roads that wind above the village, we advise guests to please drive with care and that passing places are available. If arriving in the dark please take care as the banks leading up to the cottage have minimal street lighting.

Local Activities
Coniston is an excellent centre for outdoor enthusiasts, with some superb climbing, walking, water sports, fishing and cycling to be had all year round.

For cycling enthusiasts there are some fantastic trails to be found in the area and the delights of Grizedale Forest are only a short ride away. For runners of all abilities the Lakeland Trail series visits Coniston yearly offering 5k, 10k, marathon and half marathon options. A favourite events amongst visitors and locals is the annual Coniston 14, 13.9 miles of scenic beauty as runners of all ages lap Coniston Water. For endurance athletes the Montane Lakeland 100 & Lakeland 50 events depart from Coniston each July and a whole host of water sports can be enjoyed down at the boating centre. Lastly for those who come to walk the area, no trip to Coniston would be complete without a climb up the Old Man of Coniston, the neighbouring Dow Crag and Wetherlam or the idyllic Tarn Hows. Also, the Langdale Pikes are only a short drive away.

However for those who like to keep their feet firmly on the ground there's The Ruskin Museum, which depicts the fascinating history of the area including the famous water speed record attempt of Donald Campbell and on the eastern shores of the lake lies Brantwood the Victorian home of philosopher John Ruskin, where regular events and art courses are held. Should you just wish to relax during your time here then the tremendous landscape of cascading waterfalls, streams, lakes and mountains should help you switch off from modern life. Delights such as Tarn Hows and Grizedale Forest are nearby and prove to be ever popular with visitors of all ages.
