1 Kirkbeck, Coniston is a cosy & romantic hideaway, the presence of quality is apparent throughout thanks to the owners who have lavished much care and attention on its restoration.

One of the most outstanding features this property has to offer is the delightful beck side patio and garden to the front of the property, a haven, perfect for sitting out, enjoying the day's sun and admiring the fantastic surroundings.

In essence a charming retreat made for couples and small families looking to explore Coniston and the surrounding area.

Ground floor
On entering the front door guests are welcomed into a bright and light open plan living area comprising sitting & dining area and country kitchen.

The comfortable sitting room benefits from leather sofas, original ceiling beams, wood burning stove, TV & DVD. The perfect place to relax with a glass of wine or good book.

The light & airy kitchen area is modern in design and equipped with electric oven & gas hob, fridge, microwave & dishwasher. There's also an under stairs utility room with freezer & washer/dryer.

First floor
Upstairs are two stylish bedrooms and the house bathroom.

Bedroom 1 - double and views of the village and beck.
Bedroom 2 - single and views of the village.

House bathroom with bath, shower over & W.C.

Outside
A lovely beck side garden with slate paved patio, garden furniture, views to the fells, grassed area, trees and shrubs. For the summer months guests can also make use of a BBQ provided by the owners.

There's also a lockable outhouse to the rear of the property perfect for storing wet weather gear.

Travelling with a dog?
We can offer free use of a 1 acre enclosed field in Coniston village, perfect for off the lead running, walking, training and playing. Use by arrangement only. Please contact the office for availability.

Local Activities
Coniston is an excellent centre for outdoor enthusiasts, with some superb climbing, walking, water sports, fishing and cycling to be had all year round.

For cycling enthusiasts there are some fantastic trails to be found in the area and the delights of Grizedale Forest are only a short ride away. For runners of all abilities the Lakeland Trail series visits Coniston yearly offering 5k, 10k, marathon and half marathon options. A favourite events amongst visitors and locals is the annual Coniston 14, 13.9 miles of scenic beauty as runners of all ages lap Coniston Water. For endurance athletes the Montane Lakeland 100 & Lakeland 50 events depart from Coniston each July and a whole host of water sports can be enjoyed down at the boating centre. Lastly for those who come to walk the area, no trip to Coniston would be complete without a climb up the Old Man of Coniston.

However for those who like to keep their feet firmly on the ground there's The Ruskin Museum, which depicts the fascinating history of the area including the famous water speed record attempt of Donald Campbell and on the eastern shores of the lake lies Brantwood the Victorian home of philosopher John Ruskin, where regular events and art courses are held. Should you just wish to relax during your time here then the tremendous landscape of cascading waterfalls, streams, lakes and mountains should help you switch off from modern life. Delights such as Tarn Hows and Grizedale Forest are nearby and prove to be ever popular with visitors of all ages.

Third time we had stopped at this cottage, shame with a growing family we may have outgrown it for next time. Lovely owner as always willing to help out if any issues. Would thoroughly recommend.

Lovely cottage in a great location. Great to be able to do walks from the door; lakeside to Torver Common and Monk Coniston to Tarn Howes. Delicious breakfast at Herdwicks and pizza from Fat Flour. Good beer at Black Bull sitting in the sunshine.

This really is a lovely cottage, a proper home from home. The cottage has everything on the doorstep; walks, pubs, take-aways and short drives to Ambleside and Windermere etc. We have loved every second of our wonderful, relaxing break and will be back.

A quick impromptu mid-week break in an ideal location. Weather unpredictable but as expected this time of year, we were still out walking all day. Spotless, all mod cons and very comfortable. The location couldn't be more perfect. We will be back ? in warmer climes to enjoy sitting by the stream.
