The spacious dining kitchen is well appointed with microwave, electric and gas range cooker, fridge, freezer, dishwasher, washing machine & tumble dryer. The spacious dining area extends out towards a lovely outdoor sun deck with dining furniture, perfect for summer dining.
Just off the kitchen there is also a handy, small porch to store walking boots and outdoor gear.
First floor
There are three comfortable bedrooms upstairs, each offering views either towards the fell tops or across to Coniston Water and the Grizedale hills beyond.
Bedroom 1 - king size four-poster bed and views over the fields and fells.
Bedroom 2 - king size bed or twin 2'6" single beds & en-suite shower room & W.C.
Bedroom 3 - double bed.
House bathroom with bath, shower & W.C.
Outside
Externally there is a large, terraced, garden with hot tub and a small beck flowing through it. A great sunny haven for children and grown-ups alike. There is also a shelter which can be used for bicycles & storage.
Travelling with a dog?
We can offer free use of a 1 acre field in Coniston village. Use by arrangement only. Please contact the office for availability.

Hot Tubs
You will have exclusive use of a hot tub for the duration of your stay. We aim to prepare all hot tubs ready for guest arrival, however for the benefit of all users we must comply with very high Health & Hygiene standards when servicing and maintaining our hot tubs. In the event of the hot tub needing a full service following a departure, we cannot guarantee the water in the hot tub will be hot enough for use the night of your arrival.

Coniston is simply an excellent base for any Lake District holiday. The village is packed with friendly pubs, local shops and lively cafes and there is incredible walking straight from the village centre, including the iconic Coniston Old Man. The village enjoys ample access to Coniston Water lake shore, with Coniston Boating Centre offering paddle-boarding, kayaking, sailing and more. There are also plenty of opportunities for wild-swimming including the lake, beautiful mountain tarns and the picturesque Church Beck river with its stunning waterfalls and deep, crystal clear pools. For cyclists, there are spectacular off-road mountain biking trails including those at nearby Grizedale Forest, as well as some stunning road routes through some of the country's most beautiful scenery.
For those who enjoy a quieter pace, The Ruskin Museum, which depicts the fascinating history of the area including the famous water speed record attempt of Donald Campbell is a must visit. While on the eastern shores of the lake lies Brantwood, the Victorian home of John Ruskin, where visitors can explore the historic house and vibrant arts centre and enjoy some delicious food from The Terrace cafe with its breath-taking lake and mountain views.
The wider Lake District area is also very easily accessible from Coniston, with popular destinations such as Ambleside, Bowness and Windermere just a short drive away.
