Ground floor
Following the entrance steps, guests will immediately enter the modern kitchen, complete with breakfast bar & views across to Lake Windermere. Well-equipped the kitchen benefits from electric oven, induction hob, microwave/grill, fridge, freezer and dishwasher.
From the kitchen you enter into the main room. It's enormous. A large bay window, with big armchairs and even a chandelier, looks out across the grounds of Sawrey Knotts, if you're lucky you might just catch a glimpse of deer.
The other dominate feature in the room is the equally large period four-poster bed. Though it is unusual to have living, dining and bedroom all in one, because there's so much space, it won't even cross your mind.
The sitting area enjoys a log fire, Freeview TV & DVD player.
Finally there's a separate bathroom with bath & shower over, basin and W.C.
Outside
Immediately outside there's a small shaded terrace where you can catch the last rays of the sun. The Drawing Room also benefits from a small lawn with garden furniture along with access to the private shared gardens extending to 3 acres with dog pen, lawns, seasonal shrubs and mature trees.

Local Activities
The areas surrounding Lake Windermere are some of the most picturesque in the Lake District, picture perfect cottages, dreamy landscapes and quaint villages not to mention home to some of the ever popular Lake District hotspots. Loved by Beatrix Potter, it's not hard to fall in love with the village of Hawkshead and the surrounding hamlets of High Wray, Near Sawrey and Far Sawrey. Away from the crowds who gather at Hill Top, solace can be found on the shores of the nearby Esthwaite Water and Blenheim Tarn.
At the southern tip of Lake Windermere lies the quaint hamlet of Lakeside which as the name suggests enjoys open access to the lake shore. A favourite for families looking to explore, nearby attractions include the Aquarium of the Lakes, the Lakeland Motor Museum, the Lakeside & Haverthwaite Steam Railway & Fell Foot Park.
