Just up from the centre of the village, set amongst a working farm, there's a picturesque whitewashed cottage, which is really something special. Dating from 1762, it is a quintessential Lakeland home, complete with superb views and serene cottage garden.

The cottage has been lovingly cared for by the owners and their upmost respect for the property is apparent throughout. All who visit Dixon Ground Farm will instantly feel 'at home' here and may find it hard to leave behind. Benefitting from a myriad of comfortable and stylish rooms this exceptional cottage makes the perfect base for a family of six, couples or a group of friends.

If it's the outdoors of the Lake District you crave then footpaths & cycle ways can be found from the doorstep, leading into the fells and The Old Man of Coniston. In essence Dixon Ground Farm is comfortable, effortlessly stylish, well located and simply charming.

Ground floor
Entering through the back door takes you first into the old world, the slate-flagged original kitchen space which is now a great dining area, complete with Rayburn, country dresser, generous oak dining table and original beamed ceiling. But look to your left and there's the C21st - a beautifully modern kitchen, which was refurbished early 2015 with views over the village one-way, or up to the Yewdale crags the other. This beautiful kitchen is adequately equipped with electric oven & hob, microwave, fridge & freezer & dishwasher.

A small hallway leads to the generous family sitting room, warm and inviting with its ceiling beams, traditional slate floor and wood panelled walls, a log burning stove, rugs and three big settees. There's even a TV and Blue Ray DVD player hidden away, what could be better than cuddling up in front of a roaring fire on a cold winters eve? To one side there's a light and bright second sitting room/reading room with a cosy log burning stove and again TV and DVD player. The perfect hideaway for getting lost in a great book. Guests can also access the charming country garden from the sitting room, with strategically placed benches, this is a great place to soak up the summer sun or watch the seasons change.

The cottage also benefits from a delightful cloakroom, where an abundance of local books and guides can be found. There is also a downstairs WC & shower, perfect should you get a little muddy after a day of exploring.

First floor
A wide light staircase leads up to three opulent en-suite bedrooms. Refurbished in 2015 the bedrooms exude quality yet still maintain many of their original features - built-in wooden cupboards, window seats & decorative fireplaces. The en-suite bathrooms are modern yet simple and would not look out of place in a boutique hotel.

Bedroom 1 - a light and airy room with feature king size bed, period furniture, en-suite bathroom including feature bath with shower over & WC. The master bedroom overlooks the cottage garden.

Bedroom 2 - a bright and light room with super king size bed (or twin single beds), en-suite shower room & WC & cottage garden views.

Bedroom 3 - a cosy room with double bed, en-suite shower room & WC & views across to the Yewdale Fells.

We can offer free use of a 1 acre enclosed field in Coniston village, perfect for off the lead running, walking, training and playing. Use by arrangement only. Please contact the office for availability.

Local Activities
Coniston is an excellent centre for outdoor enthusiasts, with some superb climbing, walking, water sports, fishing and cycling to be had all year round.

For cycling enthusiasts there are some fantastic trails to be found in the area and the delights of Grizedale Forest are only a short ride away. For runners of all abilities the Lakeland Trail series visits Coniston yearly offering 5k, 10k, marathon and half marathon options. A favourite events amongst visitors and locals is the annual Coniston 14, 13.9 miles of scenic beauty as runners of all ages lap Coniston Water. For endurance athletes the Montane Lakeland 100 & Lakeland 50 events depart from Coniston each July and a whole host of water sports can be enjoyed down at the boating centre. Lastly for those who come to walk the area, no trip to Coniston would be complete without a climb up the Old Man of Coniston.

However for those who like to keep their feet firmly on the ground there's The Ruskin Museum, which depicts the fascinating history of the area including the famous water speed record attempt of Donald Campbell and on the eastern shores of the lake lies Brantwood the Victorian home of philosopher John Ruskin, where regular events and art courses are held. Should you just wish to relax during your time here then the tremendous landscape of cascading waterfalls, streams, lakes and mountains should help you switch off from modern life. Delights such as Tarn Hows and Grizedale Forest are nearby and prove to be ever popular with visitors of all ages.

Wonderful cottage, exactly as described on your site. Very well decorated with comfortable furniture throughout. Plenty of space for 6 adults. We really appreciated the generosity of provision of crockery and equipment in the kitchen, making it a real home from home. In the same way the linen provided upstairs was of very good quality. The garden was very well-maintained and we even managed to eat outside at the large table where we appreciated the wonderful views. Excellent situation on the edge of the village within walking distance of all facilities.

I really like the Coppermines set up, it's so easy to use and having booked through them 5 times (at Dixon Ground Farm) we know what we are getting. I love this cottage and would love to own it.

Excellent service, high quality cottage, very accurately described in the brochure and online. We had a very enjoyable stay - the cottage is very well equipped. The owners have done a wonderful job of achieving home-from-home comfort, old-world charm, plus contemporary convenience and style, a real achievement.
